REALLY Simple Ways to Maximize Your Selling Price

It's easy to improve your home-selling chances!

Once your property is listed with Nancy, we will want your home to look its best in order that you obtain the highest value and quickest sale possible in today's market.

The good news? It is not difficult to drastically increase the value, highlight features  and benefits, when showing your home!

Below is a list of some of the things you can do to make your home more appealing to potential buyers.

However, to SELL your home, showings are necessary to reap the benefits of a better price and quicker sale.  A REALTOR will provide current details of rules governing the Seller and Buyer's responsibilities.

Tips for a Successful Open House or Showing Your Home

  1. The outside must shine. You'd be surprised at how many buyers 'sell themselves' on your house on the basis of their first impression as they drive up the street. It's called "curb appeal". You can enhance curb appeal be making sure the lawn is mowed, the bushes are trimmed and the flower beds look good. Painting goes far in enhancing the look of your property.
  2. The inside must look as new as possible -- make any obvious repairs. In our climate, be sure to check for potential mould around windows and check the exterior walls behind furniture.
  3. Let in as much light as possible. It never hurts to update a few light fixtures to improve first appearances.
  4. Get rid of the clutter -- you need to pack anyway. Personal items will seldom appeal to buyers, as they wish to visualize their furniture and items in the space.  Oversize furnature, or Uncle Charlie's canoe hanging from the ceiling is not usually helpful.
  5. Set the dinner table as you would for guests. The setting should appeal to the potential homeowner, so a setting for a young family might differ from a formal setting.
  6. Kitchens and bathrooms must be spotless. This can not be emphasized enough. Remove excess items from the countertops and in cabinets.  
  7. Remove some possessions to make your home more spacious.
  8. Barking dogs should be somewhere else.  Pets can alter the attitude of potential buyers, as not everyone thinks Scotty is cute.
  9. Bad smells are a real turnoff. Many people have not checked crawl spaces, sheds or closets for odors and potential mold issues.  If you have a known insect or rodent infestation, have it taken care of, as buyers are nosey. (It is their job)
  10. Best for you to leave the home at this time to allow open discussion between the REALTOR® and potential buyers.
  11. Cameras and Security systems should be off or have the listing REALTOR open the home using appropriate codes.
  12. A number of viewings may not garner the responses you expect, however buyers are shopping, so endeavor to make their experience as pleasant as possible.
